Dubai Real Estate Funds
Commencing from a portfolio of residential properties located in Central Scotland, in 2002 Jabbar progressed to making investments in a range of
developments in the dynamic Dubai market. Since then, we have been jointly involved in property deals, direct investments and structured funds in Dubai.
» $80 million in collaboration with Caledonian Investments Ltd, in syndicated investments in Dubai International
Financial Centre and Palm Jumeirah projects.
» $100 million in collaboration with Caledonian Developments Ltd, (www.caledoniandevelopments.com) an FSA
regulated fund for investment in the GCC Real Estate markets in partnership with a Kuwaiti developer,
Al Mazaya.
» $60 million in collaboration with Investors Provident Ltd. (www.investorsprovident.com) Investment and
development of real estate projects in UK, Dubai, and Cyprus.
Jabbar sources a range of investment propositions across the globe which provide attractive co-investment opportunities to international investors and syndicates. Through our extensive network of high level business contacts and relationships with key players in the UK, Asia, Middle East and Pakistan, we are able to offer discerning investors exciting, and potentially very profitable, opportunities.
‘Institutional’ or Corporate Investor
Through participation in our funds or in larger syndicated investments, we make large scale investments in property and land development. In Morocco these activities will be channelled through the Casablanca office.
‘Retail’ Investor
Jabbar has established a ‘customer facing’ brand called ‘Profile Africa’, in association with our partner company Profile Group, a Dubai-based developer, real estate and investment company, which provides a direct and cost effective route to local and international investors to access this dynamic market, in order to purchase tourist properties. A local office has been established in Tangiers and Morocco, to provide a sales channel for the fund investments.
Moroccan Real Estate Funds
Jabbar has now established two bases for operation in Morocco and the Maghreb: an investment Management office in Casablanca, and retail sales office in Tangiers. A local Investment Manager has the responsibility of sourcing opportunities and monitoring investments. Directors and Advisers will conduct the necessary due diligence on the projects. An office has already been established in Tangiers with a full time country manager in place, responsible for identifying investments and facilitating the retail sales operations.
About the Fund
In August 2007 Jabbar Fund Management launched the Moroccan Real Estate fund allowing sophisticated investors to undertake real estate investments in Morocco, and potentially other North African countries with similar growth potential. This exciting part of the world has seen dynamic growth in property markets in recent months and with the current high liquidity in the region supporting large scale tourism and leisure projects, its markets are expected to continue to provide better than average returns for investors.
Investment Types
Investment types include land purchase, with associated development planning, co-investments with large developers, and the purchase of offplan and near complete units from developers. A typical investment might have the following characteristics. An ‘early bird’ offer from a major master planner/developer provides access to a below market rate on a plot and/or multiple units. A fixed rate of build is negotiated, which limits the cost risk. A deposit is then paid to the master developer. A secondary buyer is secured and the premium paid in their first payment to the fund. The Fund has therefore benefited from two forms of leverage: the bank lending, and the developers’ payment profile.
